While most home buyers start looking for a house on-line, almost 90% of them will hire an agent for representation on their purchase. That means that you will almost always be dealing with another real estate professional if you try to sell your house. 1) WHAT IS MY HOUSE WORTH?: Before you can make a logical conclusion on whether or not you can sell your house, you have to have some idea what your house is worth in today's market. 2) PRE-LISTING CONSULTATION: Now that you have determined that you are ready and able to sell, it is time for a no obligation pre-listing consultation. We will come out to your house for a brief 5-10 minute walk-around and then sit down to discuss why you want to sell your house and if we are a good fit for each other.  I will provide you with a copy of my Easy Exit Listing Agreement (no long term listing contract – fire me anytime!) and a Seller Net Sheet, so you will know generally what you will be putting in your pocket when the house closes.

3) FOR SALE: You're ready to sell, listing paperwork complete, professional measurements and professional photos have been taken and you are on the market! That's right, we have professional photos taken of your property. Have you ever seen a listing on-line where you know the seller or agent took the photos with their cell phone? Good photographs attract good buyers.  What's a "good buyer"?  One that is ready, willing, and able to buy your house. If you're not getting professional photos taken of your house you are potentially losing out on the best buyers and losing money!

4) MARKETING PLAN: 14 Step Comprehensive marketing plan. Have you ever talked to an agent that had a 101 point plan or how about a 201 point marketing plan? Those are all bull and just a game of look whose is bigger.  We'll review the 14 steps we can do to get your house SOLD QUICKLY and for TOP DOLLAR.

5) OFFER(S): Once the marketing plan has taken hold, the next step is to review offers as they become available, select which offer is in your best interest, and then negotiate with that buyer or buyer's agent to a win-win scenario that works for you. Note - highest priced offers are not always the best. You really want someone on your side to point you out the details of each offer.

6) CLOSING: From the time you accept an offer on your house to the time you hand over the keys, you are looking at anywhere from 30 days (if the buyer is paying cash) to about 45 - 50 days (if the buyer is getting a mortgage).  During this time we will be coordinating buyer's inspections and negotiating concerns and repairs between all parties. Use this 30 - 50 day time frame for planning purposes for your move - and remember, we can help you buy your next home too!
